Amazon: Lightning Strikes Twice in Stafford County

STAFFORD, VIRGINIA – Governor Northam revealed earlier this week that Amazon has made another significant investment in Virginia and, specifically, in Stafford County and will launch a new cross-dock fulfillment center in the community. This follows Amazon’s development and recent opening of a 200,000 SF Delivery Station in Stafford.

The company will establish a 630,000-square-foot Cross-Dock facility on the Northern Virginia Gateway site located at 220 Centreport Parkway, and will serve as one of Amazon’s East Coast hubs, representing the beginning of the supply chain where products from third-party vendors are sorted, repacked, and distributed to its other distribution centers. This opportunity creates “first job” training with 21st century logistics technology, to careers with the potential for five and six figure incomes.

Hartwood District Stafford County Supervisor Gary Snellings added, “It has been rewarding in the last few years to see the long-term vision of Centreport come to light.”

Stafford County’s decision to create a light industrial business environment surrounding the Stafford Regional Airport represents a “win-win” in attracting Amazon and other major private enterprises. This “I-95 centric” distribution area creates easy access to I-95 and an engaged consumer base make Stafford the top choice for prospective companies. The Area is home to another 457,000 SF facility with a tenant still unnamed and recently announced investment by Flint Development Company with plans to build a 930,000 SF facility.

“Stafford County established the Centreport Area as a strategic logistics and distribution employment center, and focused on attracting major brands,” said Crystal Vanuch, Chairman of the Stafford Board of Supervisors. “This location provides the users with direct access to I-95, placing light industrial business traffic adjacent to Stafford Regional Airport. With five large Centreport properties currently in permits, construction, or opening, the plan’s success is its own reward. We are proud that Amazon selected Stafford as the site for its cross-dock facility.”

The Centreport Area is dynamic. Not only is Stafford growing a diverse and world-class warehouse and distribution hub, the Stafford Regional Airport is growing with the market shift and economic needs of the region. The Airport runway expanded to 6,000 feet, inviting new small owner aircraft and corporate hangar opportunities for major firms seeking a proven “pro-business” community with private aircraft amenities.

“Amazon’s tremendous investment is representative of our work with developers and companies,” said John Holden, Director of Economic Development and Tourism. “I want to recognize the Peterson Companies, which had the vision and partnered with Stafford County to create the Northern Virginia Gateway site-ready location that Amazon selected.”

“Northern Virginia Gateway provides the three most important elements to an industrial occupier: scale, proximity to the nation’s sixth largest MSA and speed to market,” noted Taylor Chess, President of Development at the Peterson Companies.

Stafford County continues to take collaboration to the next level. We are shaking up the business landscape and redefining why Stafford County is a place for business to thrive, large or small.
